landlord nightmare

We were recently approached by a devastated landlord that had owned a property outright for the past 10 years. Their last set of tenants trashed the place! They gave them nothing but grief on the way out involving legal procedures, police eviction, and fraud. The landlord was left with huge repair bills and an un-rentable property that will cost months of time to rehab, tens of thousands in materials and labor, and stress as it was once their beautiful home. When they bought the home, it was during a time in the real estate cycle that was a sellers’ market. That left them only being able to break even on the property at best, now in the open retail market. My wife and I looked at the property and gave them a fair offer based on the number of repairs that were needed, and the area the home was located; but the landlord had other plans. They decided they were going to continue to pour money into the repairs in hopes that by doing so, it will slowly raise the value to match their desired price. Then they would be able to sell at some point. All I can think about is the heartache and stress of holding onto a property and repairing it in hopes of selling. It would have been better for them to cut their losses and move on with life having a good chunk of money to invest into something else.
